So today I got home and my ol lady gave me some of the best news ive gotten in quite a while. Long story....we started dating 2 1/2 years ago and were blessed with our first child. her dad and I have become good friends over this time. They live on 25 acres in the country abt 5 miles from our house on hardly any acreage. Today they offered us 5 acres past their house literally at the very end of a very secluded dirt road, from the first time I saw the property I was in love. Deer in the back yard, occassionally hogs and plenty of room for a large barn and horses( we have spoken about building one multiple times) Can't wait to get out there but I've got a TON of work to do before it will be ready for a mobile home.......
My questions are
1) i have heard of people getting smokin deals on repo'd trailers....anyone have any info on em or can you point me in the right direction?
2) will dirt from extending a pond work for a pad site under a trailer.....there is an existing pond that will end up being my backyard but its small right now and We have talked in the past about diggin it out.....i have access to the equipment to do it.
3) about 12 acres is wooded with 3 1/2 of the 5 acres we will get being wooded, i want my place to be "in the woods" so to speak.....would you
A) cut out a large C shape to make 3 sides wooded.....im leaning towards this for 2 reasons....1 i want my back porch to the west and 2 the property that borders to the west is lightly wooded cow pasture.....may be wierd to some but I cant think of a better view in the evenings lol
Or
B) cut a drive into it and clear out the middle of it so it would be completely surrounded
Or
C) any other ideas?

Sounds like a plan. I live in between our cow pastures and look out our door and see my dogs, some hogs, and usually cows in my front yard! I can't think of a better view for kids to grow up with.
Trailers are good man, they are built better now and I have nothing against em. They're great if you have plans for a house later on. When putting a trailer be careful with the type of trees you have around, nobody wants the wind blowing a tree on a house, just a thought!

We lived on some acreage surrounded by cow pasture in Winnie it was awesome. Congrats on acquiring that holler when you need a shovel motor or wire puller lol

Justin me and my wife are looking to sale our trailer here before long to build. I'm in Anahuac and will make you a good deal on it, like payoff and maybe help with moving expenses. It is an 09 model and also will come with a 10 x 30 covered porch that was built in the last two years.

If you get a trailer, plan out carefully where and how it should be positioned in the trees and remember the more natural shade the better for your energy bills!

We have a double wide and they put concrete runners down for the platforms to sit on. I suggest adding to the amount of tie downs they want to put in. I live on 10 acres and am 2/3s of the way to the back it is long and narrow I wish I lived on the front 1/3 and the rest was wooded sometimes because of wildlife etc but like the seclusion I have and not right on the road. The only bad this about the back porch being to the west is in the summer it is HOT but the rest of the year is nice(mine faces west). We bought our place as a repo durn good deal on this and 5 acres but then had to buy the other 5 at a little high price but still came out on the winning side so yes repos can be great for us though the durn paper work and hoops we had to jump through were a pain in the rear end. Craigslist etc but mobil homes are a pain to get credit on if you have trouble get in touch with me and will put u in touch with the people we went through.

Man that sounds great!! Cool thing about a place like that is it's like a blank canvas. Given time and money you are able to paint your own picture. Be sure to include covered parking and a covered porch front and back. Front porch to undress and leave your muddy dog stankin clothes and back porch to sit and sip a cold one while the sun goes to bed. Congratulations.

I still have to clear the land and iron out the details......1 good thing is that I just so happen to be very good buddies with the son of a fhr bigdog that can have a dozer sittin on the property within a days notice so its not the problem, the problem is finding the time to do the actual work lol Thank you all for your advice, please keep it coming

I love to drive bulldozers  I will help for free just for the fun of it. Get one with a stump puller on the back. They make life much easier. Seriously if you need help clearing just ask. Bulldozers and chainsaws sounds like fun to me. Just have the Dr Pepper on ice.

Justin, as purebreed said about concrete. Most finance companies are requiring a minimum of concrete footing when the beams are and on the side and ends of the mh. A full slab would be better, especialy if you want to build on top of the existing slab with water n plumbing already installed in the mud. Ck with mh sales places and or you finacial institution to find out the min requirements. Ohh, a guy i help with land clearing for his mh, the bank also required him to put in 1 of those sprinklering septic systems and he 10mls in county away from a city. Just a few things to ck out before hand. I them spetics area close 5,000 installed and probly the same for the concrete pad.

My brother in law just paid over $7,000 for his aerobic septic system.

Before they talk you into an arobic get a second and third opinion. A guy that runs the equipment here at the ranch also has a septic business and he said a lot of the time they will try and tell you you have too much clay for regular system but what they are tring to do is get more money from you. He said probally 50 percent of the arobic systems don't have to be. Also get ur site aviluation and permit ur self will save you a little money.

Put a lot of thought into how much you clear. The more secluded the better in my book. If the dirt is not too sandy you sure can dig out that pond and use it for a pad. You sound pretty pumped up. I'm excited for y'all.

Thank you all for the information/ help and well wishes, im sure there will be many more to come. We are looking forward to gettin out there and off the beaten path!
If everything works out right we will be there by the first of the year and out of this rickity ol house into a much newer and more spacious mobile home. I cant wait!
Thanks for the offers for help, i will deff. Keep you in mind when it gets closer to the work startin. I really appreciate it!
