Thats a good deal man.  I know you said you had to clear some the land.  I would clear just enough to get the house set then once you can look out your front door see what else you want to cut down.  Dont want to clear to much then regret it. JMO.

Put a lot of thought into how much you clear. The more secluded the better in my book. If the dirt is not too sandy you sure can dig out that pond and use it for a pad. You sound pretty pumped up. I'm excited for y'all.
